Who RentalKey is for

One owner-controlled workspace with limited collaboration.

Owners manage the rental record. Tenants and tradies use invited, restricted access only when the owner has shared the relevant tenancy, document, message or assigned job.

Owners

Self-managing owners keep property, tenancy, rent, maintenance, document, compliance, inspection, tradie and report records organised.

Tenants

Invited tenants see only their tenancy workspace: rent position, owner payment instructions, tenant-visible documents, maintenance and messages.

Tradies

Explicitly assigned tradies see only job-related context, quotes, appointments, progress, completion evidence, invoices and messages.

Built around Australian rental operations

RentalKey connects day-to-day property records with state-aware organising prompts and links back to official guidance where those sources are available.

State-aware compliance checklists
Official authority links where available
Evidence linked to each property
Invitation-only tenant and tradie access
Owner-controlled decisions and approvals

RentalKey supports organisation and record keeping. Its checklists are not legal certification and do not replace the tenancy requirements or official guidance for your state or territory.

Core owner workflow

Designed around records and next actions, not managed-service promises.

Set up the property record

Keep the property, tenancy, documents, compliance prompts and inspection records tied to one owner workspace.

Record rent paid elsewhere

Maintain owner-recorded rent information, payment instructions, receipts and correction history without tenant payment processing.

Coordinate maintenance records

Preserve requests, quotes, appointments, invoices and completion evidence while owner approval remains explicit.

Review reports and activity

Use administrative reports, tax-time record packs and activity history generated from available platform data.

How RentalKey works

Bring every rental record back to the right property.

Rent entries, repair updates, documents and owner decisions stay connected to the property they belong to—so the next action is easier to find.

RentalKey organises information owners record or receive; it does not automatically import bank transactions or replace original documents.

Launch-scope boundaries

Clear about what RentalKey does not do.

The public website routes visitors to approved software workflows, login, guides, pricing and support. It does not route people into deferred or externally regulated service promises.

No rent collection, bond custody, trust-account operation or contractor payouts
No public application intake, applicant acquisition, listing marketplace or listing syndication
No Viewing Assist, Open Home Viewing, Maintenance Assist or automatic legal notices
RentalKey Professional Inspections cover entry, routine and exit inspections. Melbourne uses a controlled pilot; Sydney, Brisbane, Adelaide and Perth require RentalKey confirmation; regional properties use a custom availability assessment.

Product preview

A control centre, not a decorative dashboard.

A presentation view of current RentalKey capability areas, with no real customer information.

One view for status, tenancy, rent, maintenance, documents, services and activity.

Preview uses fictional demonstration data only. It does not show production customer records.

Security and access boundaries

Private by default, shared by role.

Owner organisations, tenancies, tenant-visible records, assigned-job access and internal Operations routes use separate access checks.

Tenant and tradie communication is limited to authorised records; internal notes and owner-only records stay private.

State-aware guidance

Minimum-standard reminders start with the property state.

Know what RentalKey does—and what remains with the owner.

Is RentalKey a traditional property manager?

No. RentalKey is software for self-managing owners. It organises records and workflows while the owner keeps responsibility for decisions, legal obligations and provider approvals.

Does RentalKey collect rent or hold bond money?

No. Owners can record rent received elsewhere and keep bond references and evidence. RentalKey does not collect or hold rent or bond money.

Can the public book an inspection or apply for a rental through RentalKey?

Public applicant intake is not available. Owners—not the public—may request Entry, Routine or Exit inspections. Melbourne pilot requests follow configured coverage; Sydney, Brisbane, Adelaide and Perth require RentalKey confirmation; regional properties require a custom availability assessment. Viewing / Open Home Assist is separate and is not enabled by this inspection workflow.

Does RentalKey certify legal compliance?

No. State-aware prompts and links help owners organise evidence, but official requirements and professional advice remain authoritative.
